Dubai freehold area guide
Location
District One sits within Mohammed Bin Rashid Al Maktoum City (MBR City), close to Meydan and with access to Al Khail Road. Downtown Dubai, Business Bay and DIFC are within driving reach, making it an option for buyers who want a private residential setting without moving to the city's outer suburbs.
This is primarily a car-dependent community rather than a metro-led neighbourhood. School runs, commuting times and access from the individual property should be checked at the times you normally travel.
Overview
A gated, freehold community originally developed through Meydan Sobha, District One combines substantial villas and mansions with lagoon-facing apartment residences. Its defining feature is the Crystal Lagoon, set alongside landscaped open spaces, walking routes and cycling facilities.
The established villa neighbourhood includes Contemporary, Mediterranean and Modern Arabic designs, with four-, five- and six-bedroom family homes and larger mansions. Plot sizes, privacy, upgrades and lagoon frontage vary substantially, so two homes with the same bedroom count can offer very different experiences.
District One Residences offers apartment living around the lagoon, with facilities varying by building. District One West is a separate, newer development within the wider District One offering: buyers should distinguish completed homes in the original community from West's developing phases and verify the specific project's construction status, handover commitments and payment terms.
Who lives here
Best aligned with families, business owners and professionals who value space, privacy and proximity to central Dubai. Villa buyers tend to prioritise gardens, entertaining space and a quieter home environment; apartment buyers may prefer the lagoon setting with less responsibility for maintaining a large property.
For owner-occupiers, the choice is as much about the individual street, outlook and floor plan as the District One address. For investors, tenant demand needs to be assessed separately for apartments, standard family villas and exceptional waterfront mansions.
Price points
AED / Mid-2026 indicators
Apartments
AED pricing varies by building, bedroom count, size, lagoon outlook and completion status. A reliable purchase budget should be based on recent registered 2026 sales for the specific building, rather than a district-wide average or advertised asking price.
Villas and mansions
Four-bedroom villas start from approximately AED 10M, with five-bedroom villas starting from approximately AED 19.2M. Plot size, architectural style, condition, upgrades and direct lagoon frontage are major value drivers, so larger, higher-specification and lagoon-fronting homes sit well above these entry points. Completed resale homes and off-plan District One West properties should be assessed separately; request comparable registered 2026 transactions for the exact home type before agreeing a price.
Gross rental yield
No verified 2026-only yield range is quoted here. Assess achievable annual rent against the agreed purchase price, then account for service charges, maintenance, vacancy and management costs to understand the net return. Apartment and villa returns should not be treated as interchangeable.

Best for
Families seeking a substantial central-Dubai home with privacy, outdoor space and a lagoon-led setting; buyers considering an apartment alternative within the same community; and long-term owners who place lifestyle and property quality ahead of the highest headline rental yield.
Less suited to buyers who want to walk to a metro station or step straight into a busy dining and nightlife district. Before purchasing, review service charges, maintenance requirements, lagoon access, surrounding construction and the property's completed or off-plan status.
